Should You Invest in Bella Collina Florida?
The bottom line on top: AVOID this ghost town
The club is gorgeous but unbelievably expensive. Costs $40,000 for initiation and some $400 to $800 a month. Way too costly and not worth it.
The location is somehow far from Orlando and there is not much in the area when compared to Windermere.
Only 40-45 families live there in Jan 2016 while there are 850 lots which started selling in 2006. Ghost town. In 2012 an investment group took over. Supposedly Bellan Collina was to be "happening" and "desired" but... nothing happened.
The lot prices are out of control and range from $50,000 to $600,000 for the same size and similar location. Problematic.
The houses are not of the best quality and they are BADLY positioned on the lot with NO PRIVACY. Even a $3,000,000 house has windows facing to the neighbour's bathroom or bedroom. One would expect more privacy for so much money.
Community fees are over $2,500 a year
As seen in on the map, only 45 families reside in Bella Collina community out of 850 lots and that is over 10 years since it started.

This is how badly the houses are congested next to each other: Houses in Bella Collina are stock to each other with NO PRIVACY.
Can this be one of the reasons houses dropped from $7 million to $3 million and still can not be sold?
Erin Wanner, the realtor from actually knows the area quite well but I found it hard to trust her advice and definitely not her "negotiation skills" on the buyer's behalf.
And then come the care costs for the house: when the location is so far from almost anything, you can imagine the double and triple costs of the landscaping, pool caring or any fixing the house appliances might need?
Is Bella Collina for families?
Not really. The isolated feeling of every house I visited in Bella Collina was clear. The kids will have a hard time to have friends come over and forget about finding a babysitter.
As if 50 to 60 minutes from Orlando airport is not enough, the entrance and exit are complicated and lengthy as well.
